Hospitality / Property improvement plan (PIP)
Hotel PIP renovation, planned back from the deadline.
A property improvement plan (PIP) sets out the work a hotel brand requires and the date it must be complete. ABC reads each PIP item against the building, sequences rooms out of service around the hotel's operations, confirms furniture, fixtures, and equipment (FF&E) before each room block starts, and tracks every item to completion for the brand's review.
From PIP to completion
The order of work, and what has to be true before each next step. Durations depend on the PIP, the brand, and how the hotel operates during the work.
Illustrative sequence
01
PIP received
Each item is read against the building.
Before the next step: Scope confirmed; trigger points identified
02
Scope and budget
The confirmed scope is priced; unclear items go to the owner.
Before the next step: Owner decisions on open items
03
Model room
The reference room is built for approval.
Before the next step: Approved by the parties who hold that approval
04
FF&E and long-lead orders
Orders are released against approved specifications.
Before the next step: Deliveries confirmed for the first room blocks
05
Room blocks
Rooms go out of service in planned blocks.
Before the next step: Each block verified and returned to service in writing
06
Completion
PIP items are closed and documented.
Before the next step: Ready for the brand's review
Read the PIP against the building.
A PIP item can state the required result without the work needed to reach it. A new vanity can require plumbing changes, a reconfigured bathroom can bring accessibility requirements into scope, and new lighting can require electrical work. ABC identifies that work before the budget is set.
Item by item
Each PIP line is matched to a defined scope, quantity, and location, so the price reflects the work and not only the wording.
Trigger points
Where a finish item reaches into plumbing, electrical, fire protection, or accessibility requirements, the added scope is identified before pricing.
Open items for the owner
Where an item is unclear, or its cost is out of proportion to its purpose, ABC documents it for the owner to raise with the brand. The brand decides what the PIP requires.
Specifications and approvals
Where a designer or the brand's design team specifies finishes, ABC coordinates those specifications with the sequence. Approvals remain with the owner, operator, and brand.
The completion date sets the sequence.
A franchise agreement or PIP can set the date the work must be complete, and missing it can have consequences under the agreement. ABC plans back from that date: approvals and long-lead orders first, then room blocks at the pace the operating plan allows.
When the plan does not support the date, ABC tests the alternatives: more rooms out of service at once, a seasonal closure window, a different order of work, or earlier orders. If the date still cannot be met, the owner receives the limiting constraints, the tradeoffs, and the decisions required, including whether to ask the brand for more time.
The operating plan, room blocks, and hotel conditions are set out on the hotel and hospitality renovation page.
Settle the standard in the model room.
Where the brand or owner requires one, a model or prototype room is built first and approved by the parties who hold that approval. It fixes the finishes, the FF&E, and the installation details every following room is checked against. Changes after approval move the ordering and room-block dates that depend on it, so approval decisions are scheduled ahead of them.
Confirm the FF&E before the rooms go out of service.
FF&E and other long-lead items can take longer to produce and deliver than the renovation work itself. Whether the owner buys through a purchasing agent or the contract makes them contractor-furnished, the delivery schedule is tied to the room-block schedule.
Who buys what
The contract defines which items are owner-furnished, which are contractor-furnished, and who installs each.
Receiving
Deliveries are received against the order, counted, and checked for damage. Shortages and damage are reported while there is still time to replace them.
Storage
A hotel has little storage space. Where the supplier allows, deliveries are timed to the room blocks rather than to the order date.
Readiness before rooms go out of service
A block is scheduled out of service when its FF&E and materials are confirmed. Otherwise rooms stop earning revenue with no work ready to fill them.
Rooms out of service, then back in service.
Each block is taken out of service on agreed dates, renovated, checked against the approved standard, cleaned, and released back to the hotel in writing, by room number, so the front desk can sell it again.
ABC tracks open PIP items and punch items by block, so the owner can see what is complete, what is outstanding, and what needs a decision. Inspection and acceptance of the PIP remain with the brand.
Know the PIP cost before you buy.
A hotel acquisition can come with a PIP the buyer funds after closing. A budget built from the PIP’s wording can miss the work behind it, the rooms out of service it requires, and the FF&E lead times that set its pace.
ABC’s renovation due diligence reads the PIP against the building and the operating plan: the scope behind each item, quantities by room type, FF&E and lead times, rooms out of service, and the sequence the completion date requires. The objective is a PIP budget and schedule grounded in the available evidence, with unresolved risks stated before capital is committed.
It is not a property condition assessment or a brand compliance review, and it does not require a construction award. Renovation due diligence
Tell us about the PIP and the hotel.
Share the PIP, the brand's completion date, the room count and types, and how the hotel needs to operate during the work. We will explain how we would sequence it and what we would verify first.
